**About the Role:**
As a CBRE Facilities Engineer, you will serve as the Facility’s Engineering Subject Matter Expert (SME) by using a proactive multi-functional approach to improve operations at the regional sites. Additionally, responsible for the oversight of CMMS system, including data integrity and training at needed.
This job is part of the Engineering and Technical Services job function. They are responsible for providing Facility/Utility systems technical support, preventive maintenance development, spare parts strategy, and oversight of repairs on equipment and systems.
**What You’ll Do:**
• Monitor, analyze, and resolve system and infrastructure problems of critical operational systems.
• Review system operations to ensure that laboratories are meeting operating standards. Including air flow/balancing, emergency power, etc to ensure operator safety.
• Define, design, develop, monitor, and refine an asset's maintenance plan including predictive and preventative maintenance based on manufacturer’s recommendations and operational requirements.
• Review equipment operations via BMS and other platforms to proactively identify potential problems and provide recommended resolutions.
• Maintain up-to-date documentation of systems` commissioning, modifications, and technical reference materials.
• Apply knowledge of facilities operations and equipment to provide site improvement plans into annual capital/business planning process.
• Review potential projects and determine feasibility based on customer provided scope through the established Change Management process, ensuring as-built drawings are kept current in the Document Management System.
• Collaborate on site projects to ensure alignment with regulations and standards.
• Partner with client Health & Safety team to ensure alignment and consistency to corporate operating policies and standards.
• Solve, diagnose, and restore routine technical service and equipment problems using reliability principles.
• Perform Root Cause Analysis (RCA) of facilities related equipment upon asset/system failures as needed.
• Lead by example and model behaviors that are consistent with CBRE RISE values. Work to build consensus by providing solution alternatives and collaborate to reach an agreement.
• Help the establishment and implementation of standards and guidelines between the site and corporate standards.
• Exercise judgment for recommended solutions based on the analysis of multiple sources of information.
• Impact a range of customer, operational, project or service activities within own team and other related teams.
• Apply in-depth knowledge of standard principles and techniques/procedures to accomplish complex assignments and provide new points of view and solutions.
**What You’ll Need:**
• Bachelor's (Engineering) Degree preferred with 5+ years of relevant experience.
• Familiarity with facility and utility systems such as HVAC, lab gas distribution, compressed air, vacuum system, hot/cold water distribution, and BMS systems are preferred.
• Meet the physical requirements of this role including stooping, standing, walking, climbing stairs/ladders, and the ability to lift/carry heavy loads of 50 lbs. or more.
• Ability to exercise judgment based on the analysis of multiple sources of information.
• Willingness to take a new perspective on existing solutions.
• In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.
• Strong written and verbal communication skills with problem-solving ability.

CBRE carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The minimum salary for the Facilities Engineer position is $105,000 annually and the maximum salary for the position is $135,000 annually. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience.
