What this job involves:

At JLL, we're looking for a Lead Engineer who is passionate about driving technological innovation and excellence in our dynamic commercial real estate environment. You'll be instrumental in shaping a brighter way for our clients by designing, developing, and implementing cutting-edge engineering solutions that transform property management services. This comprehensive role carries significant operational responsibilities across facilities management, asset maintenance, compliance, and environmental health and safety. You'll be accountable for critical building systems including elevators, mechanical systems, and plumbing while also managing contract compliance, risk management, and emergency response planning. Working closely with Account Leads and cross-functional teams, you'll ensure the seamless operation of facilities while maintaining the highest standards of safety and compliance. We believe the most effective teams are built when everyone is empowered to thrive, and in this position, you'll lead initiatives that drive operational excellence while fostering sustainability and efficiency across our portfolio.

What your day-to-day will look like:

Assist Account Lead with tenant liaison activities and resolve property-related issues promptly

Oversee contract compliance, risk management, and adherence to security guidelines including badge processes

Manage and develop environmental health and safety programs, including identifying and rectifying EHS concerns

Lead the development of emergency response plans and coordinate regular EHS training for team members

Implement and maintain Computerized Maintenance Management Systems (CMMS) for tracking work orders and assets

Provide accountability for helpdesk administration, end-user forums, and complaint management systems

Develop comprehensive asset management strategies for hard services with lifecycle planning

Direct predictive, preventive, and corrective maintenance programs across assigned properties

Manage subcontractor performance, ensuring compliance with contract requirements and company standards

Oversee hazardous materials management including electronic waste and hazardous waste collection, storage and disposal

Ensure proper documentation and maintenance of asset histories in client systems

Coordinate engineering support for critical systems including elevators, plumbing, and building mechanical systems

Manage MRO (Maintenance, Repair, and Operations) supplies and maintain tools inventory

Monitor building efficiency metrics and implement improvement strategies

Oversee tenant fit-out works and ensure tenant compliance with authority requirements

Key Performance Measures:

Systems Performance: Achieve >95% preventive maintenance completion and >99% critical systems uptime.

Financial Management: Control expenses within budget and implement cost-saving initiatives with measurable results.

Compliance: Maintain perfect safety record and 100% completion of required EHS programs.

Team Leadership: Retain top talent and ensure subcontractor performance meets all contractual requirements.

Client Satisfaction: Achieve >85% tenant satisfaction ratings and resolve issues within SLA timeframes.

Asset Management: Deliver accurate lifecycle planning and implement value-add initiatives with positive ROI.

Innovation: Deploy new technologies and process improvements that measurably enhance operational efficiency.

Required Qualifications:

Bachelor's degree in Engineering, Facilities Management, or related field

10+ years of experience in facilities engineering or property management with at least 3 years in a leadership role

Strong knowledge of building systems including mechanical, electrical, and plumbing

Experience managing computerized maintenance management systems (CMMS)

Demonstrated expertise in environmental health and safety regulations and compliance

Proven track record in contract management and subcontractor oversight

Knowledge of asset lifecycle management and preventive maintenance programs
