Role PurposeThe Electrical Engineer (LEW Grade 7) is accountable for statutory electrical supervision and compliance in accordance with EMA requirements. The role supports day-to-day facilities operations by ensuring electrical systems are maintained safely, reliably, and in compliance with regulatory and JLL standards, while providing technical leadership, cost awareness, and vendor management support across site operations.
Key ResponsibilitiesStatutory & Regulatory ComplianceAct as the site Licensed Electrical Worker (LEW) Grade 7 in accordance with the Electricity Act and EMA regulations.
Ensure all electrical installations and operations comply with applicable legislation, codes of practice, and Singapore Standards.
Prepare, submit, and maintain all EMA statutory documentation, including inspections, monthly submissions, and compliance records.
Review, verify, and endorse Single Line Diagrams (SLDs) and related electrical documentation as required.
Operations & MaintenanceSupervise and oversee electrical systems, including LV distribution boards, circuits, and associated equipment.
Plan and execute preventive and reactive maintenance activities to minimise downtime and operational risk.
Provide technical support for fault diagnosis, troubleshooting, and rectification works.
Assist with electrical isolations for maintenance and ad-hoc works when required, ensuring proper LOTO procedures are followed.
Support electrical aspects of shutdowns, planned maintenance, and emergency response activities.
Fire Protection & Electrical TestingBe familiar with Fire Protection Systems, including electrical interfaces for fire alarm systems.
Support and oversee fire alarm testing in coordination with relevant contractors and stakeholders.
Plan and oversee earthing system testing, including earth pit resistance testing.
Ensure RCCB trip tests are conducted annually and properly recorded.
Ensure all test results are documented and compliant with statutory and audit requirements.
Generator & Backup Power SystemsOversee weekly generator inspections and ensure records are properly maintained.
Support and supervise monthly generator testing, including load tests where applicable.
Coordinate with vendors to ensure generator systems remain operational and compliant.
Facilities Management & Commercial SupportProvide technical input for M&E systems, including ACMV systems, chillers, and electrical control systems.
Support integrated FM operations by coordinating with mechanical, plumbing, and sanitary service teams where required.
Assist in cost planning and budget control for electrical-related works.
Sourcing, Pricing & Vendor ManagementSupport sourcing of vendors for electrical works, inspections, and maintenance activities.
Assist in requesting, reviewing, and technically evaluating quotations to ensure scope completeness, compliance, and value for money.
Work closely with procurement and management teams to support pricing reviews and commercial assessments.
Supervise contractors and service providers on site, ensuring works are delivered safely, on schedule, and in accordance with approved specifications and JLL standards.
Monitor vendor performance and support corrective actions where required.
Stakeholder ManagementRespond to operational enquiries, issues, and feedback from stakeholders in a timely and professional manner.
Coordinate with internal teams, consultants, and external parties to ensure alignment on scope, cost, safety, and execution.
Documentation & ReportingMaintain accurate records of inspections, maintenance activities, testing results, generator logs, quotations, and statutory submissions.
Ensure all LEW-related documentation is properly filed, auditable, and compliant with internal and regulatory requirements.
Provide regular operational, compliance, and risk updates to management as required.
Working HoursMonday to Friday, 8:00am to 5:00pm
Standby or after-hours support may be required based on operational needs.
Qualifications & ExperienceValid Licensed Electrical Worker (LEW) Grade 7 licence issued by EMA.
Minimum 3–5 years of relevant electrical experience, preferably in facilities management, industrial, or M&E environments.
Experience in fire protection systems, generator operations, testing regimes, and contractor coordination is preferred.
Possession of a valid Class 3 driving licence.
