Job Description
The Director of Land provides strategic leadership for the Division’s Land Department, guiding land acquisition, entitlement, and development efforts in support of the Indianapolis Division’s goals. This role is responsible for developing and executing the overall land strategy, including setting goals, establishing processes, and driving department actions that support both near term and long-term objectives. The Director of Land builds strong internal and external partnerships while leading, developing, and supporting the Indianapolis Land team.
Responsibilities
+ Lead the development and execution of the division’s land acquisition strategy to support current and future growth
+ Build, develop, and retain a high performing land team through coaching, mentoring, and shared accountability
+ Identify, evaluate, and secure land and lot opportunities, including financial analysis, negotiations, and contract execution
+ Guide land planning, due diligence, entitlement, and development activities with a focus on thoughtful risk management
+ Prepare and present land opportunities and recommendations to leadership and the Land Committee
+ Review and approve development budgets and schedules to support successful community delivery
+ Build and sustain strong relationships with developers, brokers, municipalities, consultants, and contractors
+ Partner closely with Operating and cross functional teams to support timely community start-ups
+ Monitor market trends and help shape strategies for new locations, product types, and consumer segments
Qualifications
+ Bachelor’s degree required with 10 or more years of experience in land acquisition, entitlement, and development
+ Demonstrated ability to lead, develop, and engage teams while delivering consistent results
+ Strong understanding of the full land lifecycle, from acquisition through development
+ Financial and analytical expertise with experience evaluating land investments and managing risk
+ Clear and effective communicator with strong written, verbal, and presentation skills
