Director Construction
**Position Overview** The Director of Construction will work closely with the total Construction team to provide strategic and tactical support. He/she will work closely with the VP The Director of Construction will provide both strategic and tactical leadership to support the company’s growth initiatives. Partnering closely with the VP of Downsize/Remodels and senior leadership, this role will guide the overall direction of the Construction team. The Director will oversee department performance, drive operational and financial results, and play a key role in shaping the future of the team. This individual will lead, mentor, and develop a high-performing team, fostering a culture of accountability, independence, and continuous growth. **A Day In The Life** + Builds and develops strong, independent leadership teams that take full ownership of their areas, drive accountability, and proactively resolve issues. + Coaches and mentors Project Managers through regular one-on-one meetings and site visits, ensuring alignment with organizational priorities and continuous performance feedback. + Sets clear plans and expectations to drive operational efficiency and excellence across the organization. + Develops and leads a high-performing team that negotiates with landlords and their representatives to value engineer (VE) project scope and accelerate time to market. + Collaborates with design, architectural, and engineering teams to ensure cohesive, accurate construction documents and phasing plans. + Partners with Real Estate and Legal teams to review, red-line, and finalize work exhibits and lease agreements. + Oversees complete project CPM timelines, from lease execution through construction completion, including risk assessment and milestone tracking. + Leads preliminary phasing reviews with Store Planning and Operations leadership, ensuring alignment on store impact and operational continuity. + Directs space walkthroughs with architects to define and VE the full scope of work and construction approach. + Coordinates with internal stakeholders (AP, IT, Store Ops) and external partners to finalize scopes of work, construction documents, and vendor deliverables. + Participates in pre-bid meetings to align with GCs, architects, and project managers on scope, pricing, and timelines; presents final project budgets to VPFAC and Finance for approval. + Ensures thorough and accurate project communication with Field Operations, minimizing disruption to stores and employees. + Manages project close-out, including timely completion of punch lists, pay applications, and Tenant Improvement Allowances (TIAs). + Leads the Project Management team with a focus on solution-oriented communication and collaboration among internal departments, vendors, and contractors. + Oversees the creation and execution of master CPM construction timelines to support end-to-end project lifecycle planning. + Fosters strong partnerships across cross-functional teams, including Real Estate, Legal, Store Operations, and external partners such as vendors, GCs, and landlords. **You'll Come With** + Bachelor's degree or equivalent work experience + 7+ years’ experience in leading retail downsize and remodel projects + Experience in successfully managing complex organizational initiatives involving multiple functions and multiple business areas. Includes the identification and articulation of problems, influencing decision-making process as well as the delivery of expected results + Experience in leading multidiscipline, high-performance work teams/groups; ability to lead projects and project team members to successful goal achievement \#LI-JL1 **Come join our team.
