About the Role

The Construction Manager (Core & Shell) is responsible for overseeing all field and management activities associated with the structural, envelope, and building shell portions of a hyperscale data center project. This role directly manages core & shell execution from early site development through building dry‑in, ensuring quality, safety, schedule alignment, and seamless coordination with foundation, steel, concrete, and enclosure trades.

This position requires strong leadership, technical expertise, and the ability to drive results on fast‑paced, high‑visibility megaprojects.

Key ResponsibilitiesCore & Shell LeadershipOversee all core & shell phases, including civil interface, foundations, structural steel, precast, concrete, roofing, exterior façade systems, and weatherproofing.Ensure building envelope details are properly installed and achieve airtightness, water‑tightness, and performance standards required for hyperscale environments.Coordinate closely with structural engineers, envelope consultants, and specialty trade partners to ensure constructability and technical accuracy.Field Management & ExecutionLead daily on‑site construction operations, ensuring safe, efficient, and productive field performance.Manage subcontractor activities, manpower planning, material deliveries, equipment logistics, and site sequencing.Conduct daily huddles, work planning sessions, schedule reviews, and conflict‑resolution efforts with trade partners.Ensure all inspections, testing, mockups, and QA/QC verifications are completed in accordance with project requirements.Schedule, Cost & Progress ControlsDevelop and maintain short‑interval schedules for core & shell scopes and align with the master project schedule.Identify schedule risks early and implement recovery strategies when needed.Review, validate, and approve progress reporting, productivity metrics, and work‑in‑place documentation.Support cost management activities including scope reviews, change evaluations, and forecasting for assigned work packages.Technical Coordination & DocumentationReview construction drawings, specifications, submittals, RFIs, and technical details specific to the core & shell scope.Coordinate with design partners to resolve constructability issues and provide field‑driven feedback.Ensure all required documentation, inspections, testing results, and compliance reports are properly captured and submitted.Collaboration & Stakeholder AlignmentWork closely with the overall project team including MEP leadership, commissioning teams, scheduling, safety, and project management.Maintain strong relationships with the client, consultants, inspectors, and trade partners.Communicate field status updates, challenges, milestones, and risks in a clear and timely manner.Qualifications

Required:

7+ years of construction experience, with at least 3 years directly supervising or managing structural, concrete, enclosure, or core & shell work.Strong technical knowledge of building envelopes, structural steel, concrete placement, and façade systems.Proven ability to manage subcontractors and lead field operations on large, complex projects.Experience with scheduling, look‑ahead planning, and construction sequencing for core & shell scopes.Strong understanding of safety practices, quality control requirements, and industry best practices.Excellent communication, leadership, and problem‑solving skills.

Preferred:

Experience with hyperscale or mission‑critical construction.Background working on megaprojects with accelerated schedules.Familiarity with BIM coordination for structural and envelope systems.Degree in Construction Management, Engineering, Architecture, or related field.Ideal Candidate TraitsHighly organized with meticulous attention to detail.Strong leader capable of motivating teams and resolving conflicts quickly.Proactive, solution‑oriented, and comfortable making decisions in the field.Able to thrive in high‑pressure environments with aggressive timelines.Committed to safety, quality, and team collaboration.Work Environment & TravelPosition is based onsite in Fargo, ND for the duration of the data center project.Daily interaction with field crews, subcontractors, inspectors, and project leadership.Occasional regional travel may be required for coordination, training, or stakeholder meetings.Job Type & Location

Pay and Benefits

The pay range for this position is $100000.00 - $170000.00/yr.
