If you thrive on responsibility, influence, and measurable impact, this is your opportunity to lead at the highest level. **Key Responsibilities** The Commercial Director, General Manager and Head of Asset Management Offices BeNeLUx define the overall asset strategy for WTC Amsterdam including leasing, operations and projects. Executing the strategy once approved, this team is responsible for the quality and financial success of WTC Amsterdam. (Commercial) Leadership + Lead onsite commercial team to define commercial plan derived from commercial strategy and deliver on defined targets. + Work with technical team to ensure asset investments (capex and opex) are managed to keep asset in best possible condition. + Work with marketing team to ensure b2b marketing mix is up to date, accurate and relevant and that campaigns deliver defined targets. Commercial Strategy & NOI Growth + Develop and implement the asset’s commercial strategy in alignment with CBRE IM objectives. + Drive leasing activity across office, retail, and F&B spaces to maximize occupancy, leasing velocity and rental income. + Negotiate lease terms and manage renewals to optimize value creation and asset attractiveness together with the onsite commercial team. + Manage value growth through optimizing rental income (tenant selection) and lowering the risk profile on asset level. Financial Performance + Deliver on NOI targets and prepare accurate forecasts and reporting. + Identify opportunities for revenue enhancement and cost optimization. + Oversee cash flow distribution maximization through tenant management (selection, occupancy rate), securing rent levels and NOI control. Stakeholder Management + Act as the primary point of contact for brokers, tenants, and key partners. + Build and maintain strong relationships with occupiers and market influencers. + Be part of the customer relationship management for strategic clients of our EMEA platform. Market Intelligence & Positioning + Monitor market trends, competitor activity, and tenant demand to inform strategy. + Ensure WTC Amsterdam remains the benchmark for quality and innovation in the Zuidas. Collaboration & Execution The Commercial Director reports to the Head of Asset Management and works closely with the General Manager, the Director Projects and Concept Developer. + the Head of Asset Management Office BeNeLux leads Asset Management team, including WTC Amsterdam and is directly involved in strategy and consulted on leasing, operations and projects. + The General Manager is responsible for the total operations of the complex including hospitality, clients, employees and visitors satisfaction, events, marketing and community management. + The Concept Developer is responsible for development of new products in the complex. + The Director Projects is responsible for the CapEx execution. **Skills and competencies** + Proven track record in asset management and leasing within office or mixed-use assets. + Strong commercial acumen and negotiation skills. + Ability to drive results hands-on, with a proactive and entrepreneurial mindset. + Excellent stakeholder management and communication skills (Dutch & English). + Strategic thinker with data-driven decision-making capabilities. + A real team player with cross-cultural interests and ability to drive collaboration, + Fluent Dutch speaker with strong communication skills, both verbal and written.
