CMMS Administrator
**Job Description Summary**
Manage, maintain and update the CMMS system, ensuring accuracy in asset records, preventive maintenance schedules, and work orders. Generate reports on maintenance activities, equipment downtime, and work order completion rates (Critical Business KPIs). A Program Planner/Scheduler uses CMMS software to manage maintenance activities, including planning, scheduling, and tracking resources. Analyze CMMS data to identify trends and optimize maintenance processes.
**Job Description**
Key responsibilities and duties often include:
· Data Management: Maintaining accurate and up-to-date asset records, work order information, and other relevant data within the CMMS.
· Maintenance Planning: Developing and scheduling preventive maintenance plans, work orders, and inspections.
· Work Order Management: Creating, assigning, and tracking work orders to ensure timely completion and proper execution.
· Resource Management: Tracking and managing resources like spare parts, labor, and tools to optimize maintenance operations.
· Reporting and Analysis: Generating reports on maintenance performance metrics, identifying trends, and analyzing CMMS data to improve maintenance processes.
· User Support and Training: Providing training to end-users on how to use the CMMS software and troubleshooting any system issues.
· Integration and Maintenance: Ensuring seamless integration of the CMMS with other systems like Yardi and third-party add-ons to maintain the integrity of the CMMS data.
· Problem Solving: Investigating maintenance-related problems, identifying root causes, and driving solutions.
Skills and qualifications required:
· CMMS Software Proficiency: Familiarity with CMMS software and its features.
· Asset Management Knowledge: Understanding of asset management principles and practices.
· Data Management Skills: Proficiency in data entry, maintenance, and analysis.
· Communication Skills: Ability to communicate effectively with various stakeholders, including technicians, engineers, and management.
· Problem-Solving Skills: Ability to identify and resolve maintenance-related issues.
· Computer Skills: Proficiency in using computer software and systems.
Additional notes:
· The specific duties and responsibilities may vary depending on the needs of the client and the specific role within the CMMS team.
· Prefer experience with the major CMMS companies and specifically FAMIS360.
· Work closely with maintenance technicians, engineers, and other relevant teams to ensure efficient and effective maintenance operations.
