Business Systems Consultant - CMMS
As a CBRE Business Systems Sr Consultant, you will beresponsible for the implementation, operation, and optimization of CMMSsoftware to ensure efficient maintenance processes and asset management within theorganization. This role is critical for streamlining work order management,tracking asset performance, managing inventory, and generating reports forinformed decision-making. Job Summary In this role you will be responsible for the strategicdeployment and daily administration of the CMMS to maximize asset reliability,reduce downtime, and optimize maintenance operations. This role involvesmanaging asset data, work orders, preventive maintenance schedules, and systemintegrations, while also providing training and support to users across variousdepartments. You will serve as a vital link between maintenance teams,technology, and compliance, driving operational excellence and supporting professionalgrowth within the maintenance department. Key Responsibilities System Management and Optimization: + Oversee the implementation, configuration, andcontinuous optimization of the CMMS software. + Manage asset data, including maintainingaccurate asset records, work instructions, maintenance checklists, andpreventive maintenance records. + Ensure data integrity and accuracy within theCMMS by establishing and enforcing consistent data entry standards. + Manage system permissions, workflows, andintegrations to ensure reliability and seamless operation. + Conduct CMMS audits for compliance andoptimization purposes. Work Order and Maintenance Program Management: + Generate and manage preventive maintenanceschedules, ensuring work orders are properly assigned, executed, and closedout. + Streamline work order management processes toensure timely and efficient maintenance. + Coordinate resources and schedule maintenanceactivities with technicians, supervisors, and other personnel. + Develop and implement maintenance plans,including preventive, predictive, and corrective maintenance strategies. Reporting and Data Analysis: + Generate reports and analyze maintenance data toidentify trends, evaluate asset condition, and recommend improvements to themaintenance program. + Develop and monitor Key Performance Indicators(KPIs) related to maintenance activities and asset performance. + Provide management with reports and analyses foreffective decision-making regarding equipment replacement, energy conservation,and capital replenishment. User Support and Training: + Provide comprehensive helpdesk support for allCMMS users. + Develop and deliver training programs for staffon the proper use and navigation of the CMMS to maximize its effectiveness. + Support user adoption and address any system orworkflow issues. + Onboarding and offboarding users Inventory and Vendor Management: · Manage the software maintenance agreement andcoordinate directly with vendors to resolve problems. Process Improvement and Compliance: + Evaluate and optimize facility managementprocesses concerning asset use, maintenance, repair, and replacement. + Identify and analyze equipment maintenanceproblems, suggesting revisions to improve facility operations. Qualifications Education: + Bachelor's degree in Engineering, FacilitiesManagement, Business Administration, Computer Science, or a related field isoften preferred. + Relevant associate degrees or diplomas combinedwith extensive maintenance experience may also be accepted. Experience: + Minimum of 3-5 years of progressivelyresponsible experience in asset management, CMMS administration, GIS, ordatabase management. + Proven experience with CMMS software platforms(e.g., Maximo, SAP PM, eMaint, CBRE Si7, IFM Hub). + Hands-on experience in maintenance operations ishighly valued. Skills Technical Skills: + Proficiency with CMMS software platforms andtheir configuration, including specific experience with CBRE Si7 and IFM Hub ifapplicable. + Strong understanding of maintenance workflows,asset lifecycles, and reporting. + Database management skills and comfort with dataanalysis. + Knowledge of compliance standards and safetyregulations. + Ability to troubleshoot system, workflow, anddata issues. + Familiarity with mobile solutions to supportfield work is a plus. Soft Skills: + Excellent organizational and time managementskills, with attention to detail. + Superior communication and interpersonal skills,both verbal and written, for effective collaboration and training. + Strong analytical and problem-solving abilitiesto identify issues and implement effective solutions. + Leadership skills to motivate teams and driveinitiatives. + Strategic thinking to align maintenanceobjectives with organizational goals. + Adaptability and a commitment to continuouslearning in a changing field. **What You’ll Need:** + High School Diploma or GED with 3-4 years of job-related experience. + A comprehensive understanding of a range of processes, procedures, systems, and concepts within own job function is required. + Ability to evaluate and communicate unusual and/or complex content in a concise and logical way. + In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc. organizational skills with an advanced inquisitive mindset. + Advanced math skills. The minimum salary for the position is $115K per year and the maximum salary for the position is or $140K per year.
