**Purpose**
Performs technical review and examination of building construction plans, specifications, and supporting documents to ensure compliance with applicable building, health, safety, accessibility, and energy conservation codes and regulations. Works with moderate independence to support timely permit processing and quality plan review while providing technical guidance and customer support to applicants, contractors, and design professionals.
**Responsibilities**
**Leadership and Direction**
+ Perform work under moderate supervision with increasing independence and technical judgment.
+ Receive general direction on assignments and exercise discretion in applying codes, standards, and review procedures.
+ Apply established plan review techniques and sound professional judgment to evaluate compliance.
+ May provide technical guidance and peer support to junior staff or entry-level reviewers.
+ Work is periodically reviewed by senior staff for accuracy, consistency, and code interpretation.
**At the Operational and Company Level**
+ Coordinate with internal departments and external agencies on project requirements and code interpretations.
+ Support efficient permit processing by maintaining review timelines and documentation standards.
+ Promote consistent application of codes, policies, and procedures across plan reviews.
+ Assist in improving plan review workflows, checklists, and customer guidance materials.
+ Support positive client and public agency relationships through responsive, solution-oriented communication.
**Do the Work**
+ Review and examine construction documents for proposed structures for completeness and compliance with applicable building, structural, mechanical, electrical, plumbing, fire, accessibility, and energy codes.
+ Evaluate calculations, reports, and technical submittals including structural, mechanical, electrical, and energy compliance documentation.
+ Identify code deficiencies and required corrections; clearly document review comments and required revisions.
+ Explain disapprovals, required modifications, and code requirements to applicants, designers, and contractors.
+ Confer with architects, engineers, contractors, owners, and the public to resolve plan review issues.
+ Determine plan review, permit, and related fees and valuations based on submitted documents.
+ Assist permit applicants with application completion and submittal requirements.
+ Research records and construction documents and respond to inquiries in person, by phone, and electronically.
+ Enter, retrieve, and maintain plan review data and records in electronic permitting and document management systems.
+ Prepare correspondence, reports, forms, and approval documentation.
+ Conduct limited field investigations related to plan questions, structural concerns, or unusual design conditions when required.
+ Develop and maintain plan review checklists and technical handouts for applicant use.
+ Interpret complex plans, specifications, codes, and regulations and advise on standard construction methods and requirements.
+ Provide technical assistance to inspection staff and other reviewers in assigned specialty areas.
+ Enforce applicable regulations with professionalism, consistency, and customer service focus.
+ Perform other duties as assigned.

**Qualifications**
+ Associate’s degree in engineering, architecture, construction management, or related field or licensed contractor in a related trade preferred.
+ Three or more (3+) years of experience in building inspection, plans examination, construction, architecture, engineering support, or related technical field.
+ Valid ICC certification as Residential or Commercial Building Plans Examiner required or ability to obtain within a defined timeframe.
+ Working knowledge of building construction methods, materials, and safety practices.
+ Working knowledge of applicable building, residential, plumbing, mechanical, electrical, energy, and local jurisdiction codes.
+ Proficiency in Microsoft Office Suite (Word, Excel, Outlook).
+ Experience with electronic plan review and permitting systems preferred.
+ Solid mathematical and technical calculation skills.
+ Valid state driver’s license and ability to pass a motor vehicle check.

Salary and eligible variable compensation (if any) commensurate with experience. Range $60.00 - $65.00 hourly **.**

**Physical Demands and Working Environment**
+ Primarily indoor professional office environment with typical lighting, noise, and office equipment use.

+ Occasional outdoor and field site visits that may include exposure to weather, noise, and construction conditions.
+ Occasional mobility on construction sites including walking, climbing, bending, and use of required PPE.
+ Primarily local travel during the business day; occasional extended travel may be required.
+ Occasional lifting or carrying up to 25 pounds.
+ Occasional reaching outward or above shoulder level.
