Associate Director-Real Estate-Accounts Payable
**Job Description:** **This position requires office presence of a minimum of 5 days per week and is only located in the location(s) posted. AT&T is looking for an Associate Director in Real Estate- Accounts Payable to oversee the Domestic Utility Bill Management Operations consisting of approximately 250,000 sites and 360,000 utility accounts. Primary responsibilities including setting direction for key processes (including new site or account set-ups, property acquisitions & dispositions, handling disputes and validations related to landlord utility billings, managing exceptions, resolving issues related to utility disconnects, and disputing late fees among other critical processes). They will also direct interaction with the third-parties handling Utility Bill Management, for contract adherence and KPI governance. **What you’ll do:** + Developing and implementing real estate strategies through comprehensive market analysis + Managing property portfolios and financial performance + Oversee financial systems implementation and upgrades to enhance operational efficiency. + Managing the company wide utilities bill management portfolio with an annual budget of $1.8B consisting of approximately 4M transactions. + Leading property acquisition, dispositions and compliance efforts + Effective team leadership, managing and development of subordinate supervisors and engaging with senior management and stakeholders to ensure alignment and successful outcomes. + Effective vendor management from RFP drafting, selection and ongoing management. + Collaboration with various cross functional teams including lease administration, legal, network access and operations, property management, supply chain and finance, at all levels of management. + Lead audit efforts for department, including responses and corrective action plans and development of controls to address issues and mitigate risks. + Prepare and perform tests to ensure Sarbanes Oxley (SOX) compliance by working with various stakeholders. + Oversee the management of an additional departmental bill payment team consisting of $900K in invoicing + Oversee the Supplier Life Cycle Management for the entire department including the landlords for our $1.2B lease portfolio. **What you’ll bring:** + Experience in automation solutions and artificial intelligence utilization + Experience in audit and compliance (ie SOX) + Excellent leadership abilities (Servant Leader) + Effective vendor relationship management + Experience with RFP and vendor selection + Experience in financial analysis and reporting **What you’ll need:** + 5+ years of experience in accounts payable (large scale) + Bachelor’s degree in Accounting or Finance desired + Passion for continuous learning. **Supervisor:** Yes **Education/Experience:** Bachelor’s degree (BS/BA) desired. 5+ years of related experience.
