**About the Role:**
As a CBRE Associate Director, Industrial Leasing, you will be responsible for developing business and negotiating the selling, leasing, and marketing of industrial & logistics segment of commercial real estate properties for clients.
This job is part of the Brokerage job function. They are responsible for the buying, selling, and letting of industrial & logistics properties on behalf of clients for occupation.
**What You’ll Do:**
+ Apply comprehensive knowledge and well-developed specialized expertise when developing deals. Utilize sales skills to uncover the potential needs of tenants and landlords.
+ Change client expectations and secure new and expanded business opportunities through prospecting, networking, relationship building, and selling additional services to the current client base.
+ Compile property data for clients, such as tenant surveys, summary reports, maps, status updates, and presentations for listing or tenant representative assignments.
+ Prepare Requests for Proposals and review data. Prepare real estate reports on average asking rents, tenants in the market, historical data, and market comparisons.
+ Assist attorneys in preparing real estate contracts such as deeds, leases, and mortgages.
+ Engage in the local business community and charitable events for the purpose of creating new contacts and generating new business.
+ Accompany prospective clients to property sites to discuss property features, leasing rates, and terms.
+ Provide pertinent information on leasing availability, current market conditions, and property values.
+ Prepare offers, term sheets, and lease amendments under direct supervision.
+ Draft correspondence to existing and prospective clients including marketing materials.
+ Maintain accurate and up-to-date information in company databases.
+ Apply in-depth knowledge of standard principles and techniques/procedures to accomplish complex assignments and provide innovative solutions.
+ Coach others and share in-depth knowledge of own job discipline and broad knowledge of several job disciplines within the function.
+ Lead by example and model behaviors that are consistent with CBRE RISE values. Work to build consensus and convince others to reach an agreement.
+ Impact a range of customer, operational, project, or service activities within own team and other related teams.
+ Work within broad guidelines and policies.
+ Explain difficult or sensitive information.
**What You’ll Need:**
+ Bachelor's Degree preferred with 5-8 years of relevant experience. In lieu of a degree, a combination of experience and education will be considered.
+ Ability to exercise judgment based on the analysis of multiple sources of information.
+ Willingness to take a new perspective on existing solutions.
+ In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.
+ Organizational skills with an advanced inquisitive mindset.
+ Sophisticated math skills. Ability to calculate mildly complex figures such as percentages, fractions, and other financial-related calculations.
