Job Description Summary

We are seeking a strategic, execution-focused leader to drive Cushman & Wakefield’s growth agenda and uplift client service excellence across Singapore.

As Associate Director, you will partner closely with the CEO and business line leaders to accelerate strategic pursuits, lead cross-functional programs, improve operational performance, and strengthen our ability to deliver integrated, high-impact solutions to clients.

This role is suited for a commercially minded, highly structured, and influential leader who thrives in a fast-paced, matrix environment and is motivated by driving meaningful organisational improvement.

About the role


Strategic Growth & Pursuit Excellence:

Lead and support high-value pursuits across IFM, Property Management, Capital Markets, Leasing, Valuations, and PDS.

Shape competitive and integrated value propositions that elevate Cushman & Wakefield’s win probability.

Strengthen proposal quality, storytelling, commercial clarity, and client-ready presentations.

Drive “One Cushman” alignment by coordinating solutioning, pricing strategies, and enterprise-wide pursuit governance.

Analyse win/loss outcomes, client feedback, and market intelligence to continuously improve pursuit performance.

Cross-Functional Program Management:

Lead enterprise-wide programs focused on service quality, operational excellence, digital adoption, and business transformation.

Establish clear governance, milestone tracking, and accountability structures for strategic initiatives.

Identify bottlenecks early and drive cross-team resolution to maintain initiative momentum.

Ensure that programs deliver measurable outcomes aligned with strategic priorities.

Business Performance & Operational Excellence:

Track key metrics, KPIs, and performance indicators, synthesising insights to support executive decision-making.

Identify gaps and opportunities in service delivery, operations, and client experience across major accounts.

Recommend and implement enhancements to processes, frameworks, and operating models.

Support integration of new capabilities (technology, playbooks, best practices) into the organisation’s workflows.

Enterprise Enablement & Organisational Alignment:

Facilitate alignment across business lines, ensuring shared understanding and coordinated execution of the CEO’s priorities.

Support planning cycles, strategy reviews, and enterprise-wide communication for major initiatives.

Build strong internal relationships to simplify decision-making and remove friction points across the matrix structure.

Act as a central connector to ensure clarity, consistency, and collaboration across the organisation.

Capability Development & Quality Standards:

Mentor pursuit, BD, and program teams to uplift skills in strategy, storytelling, proposal-writing, and operational discipline.

Develop and implement standardised frameworks, templates, and quality benchmarks for all client-facing deliverables.

Elevate the organisation’s pursuit maturity and ability to deliver integrated, high-value solutions.

About You

5–8 years in strategy, consulting, enterprise program management, pursuits/business development, or operations.

Proven ability to lead high-impact initiatives across matrix organisations.

Strong commercial instincts, with experience developing proposals, business cases, or growth strategies.

Background in professional services or real estate is beneficial but not mandatory.

Strategic thinker with strong analytical and problem-solving capabilities.

Highly effective program manager with strong organisational discipline.

Exceptional communication and narrative-building skills.

Strong stakeholder management and influencing ability.

Comfortable navigating ambiguity and driving clarity.

Proactive, solutions-driven, and growth-oriented.

High integrity, maturity, and discretion.
