Develop Planned Maintenance Schedules Determine Preventive Maintenance, sub-con management and maintenance efforts Present the organizational structure Determine sequence of phasing in Site Personnel Determine work schedule and work arrangements Establish safety and QA program, procedures and training classes conforming to Site’s standard.Total Facility Management Implementation
Implement the FM Organizational Structure Proceed with phase-in FM key staff and various trades personnelPurchase tools and equipment neededConduct Training, Safety and QA classesDeploy preventive maintenance teamEngage various specialist servicing vendorsProvide detailed and organized documentation of all activities of the FM TeamMonitor the FM Maintenance and review required submittals to ensure compliance with contractual obligations.Implement procedures for routine activities, variation orders, site instructions, program review, progress payments, contractor claims, safety on site, and reports information exchangeEnsure all required equipment data, maintenance information and records are submittedExamine procedures for procurement and handling of owner’s spare parts, materials and equipmentReview periodically the performance of the FM scopeClarify repair and maintenance requirementsPlan safety programs and conduct safety training programs in compliance with Site EHS ManualEnsure compliance with all requirements as set by the Site Quality Manual Site ManagerTo conduct alignment of the Site Quality Manual requirements with the Quality requirements of the clientRegularly conduct audits, inspections and checks to ensure compliance to process; and identify areas for improvements if possibleEnsure that FM staff and contractors are appropriately inducted for Quality Policies and ProcedureMaintain and provide quality relevant Quality Information and ensure training to all staffMaintenance of Project Quality RecordFM Monthly Report and Quarter Business Review updates to Regional LeadEHS ERT responsibilities
To support the EHS initiatives rolled out by the In-country EHS Lead.Be actively involve in the Company Emergency Response team member for XAP Building.Accountable for the managing the Risk Assessment and compliance approval of the service providers including OEM vendors at site.To conduct safety induction course for the new joiners.Responsible of the safe & healthy environmental related scope of work.INCO: “Cushman & Wakefield”
