**About the role:**
An Asset Care Analyst within the Facilities Management industry focuses on optimizing the reliability, performance, and lifespan of a facility's physical assets. This role is distinct from, yet closely related to, a CMMS Analyst or a general Facilities Manager. While a CMMS Analyst primarily works with the software system, and a Facilities Manager has a broader scope covering overall facility operations, an Asset Care Analyst specializes in the strategic management of the assets themselves
The purpose of this position is to lead all aspects of asset performance assessment and focuses on optimizing the reliability, performance and lifespan of the client’s physical assets to ensure maximum asset up-time to reduce the impact to the client’s productivity output, and to assist the client with associated mid / long term capital planning activities. In addition to specialising in the strategic management of the assets, the Technical Analyst will be responsible for data integrity and support the applications training.
**Key responsibilities**
+ Managing assets from acquisition to disposal, ensuring their optimal performance and maximizing their value throughout their lifespan. This includes tracking maintenance history, purchase dates, depreciation, and performance metrics.
+ Assisting with the developing, implementing, and optimizing preventive maintenance programs to minimize downtime and extend asset life. Use data and monitoring systems to predict potential problems, allowing for proactive repairs before major breakdowns occur.
+ Regularly reviewing and reporting on the performance of each asset to identify areas for improvement, anticipate potential issues, and inform decisions on asset investments and replacements. This involves analyzing data to understand trends and evaluate asset health.
+ Conducting total-cost-of-ownership analysis to help reduce operating costs and increase asset longevity. They aim to balance costs, opportunities, and risks to maximize asset performance.
+ Assessing and mitigating risks associated with asset ownership and operation, ensuring assets are safe and compliant with regulations.
+ Working with tools like CMMS (Computerized Maintenance Management System), IoT sensors, and business intelligence software to track asset health, energy use, and maintenance needs. They may also support integration efforts between various systems.
+ Working with maintenance teams, engineers, and other stakeholders to implement best practices and continuous improvement initiatives for asset care.
+ Guide capital planning technology utilization, from start to finish to achieve target goals.
+ Facilitate regular meetings to review status for active and pending deliverables. Ensure all functions remain on schedule and issues get resolved or escalated.
+ Work with internal partners and business units to install capital planning technology and enhance asset data.
+ Support development of data standards and naming conventions.
+ Leads capital planning activities including operations, implementation, data integrity program, training and ongoing care.
+ Acts as primary liaison for the account regarding Asset Insight and manage system upgrade communication and training.
+ Train staff and client resources on CBRE asset data collection technology and best practices.
+ Ensure data integrity and quality control of Asset Insight database.
+ Designs business metrics for accountability. Meets with various business groups and client stakeholders to understand their requirements. Business metrics may include performance tracking.
+ Generate, review and understand reports. Uses aggregate data from multiple sources to create complete analysis, improvement and or recommendations. Prepares and presents results of analysis along with their impact to the business to all levels of management.
+ Troubleshoot and resolve basic inquiries and requests associated to Asset Insight and escalate to Global Product Owner as needed.
+ Gather data and summarize to facilitate review and decision making.
+ Provide routine status reports and project summaries.
**Skills and Qualification:**
+ Will need to possess strong analytical skills to interpret data related to asset performance, energy usage, and financial reports. They need technical expertise in building systems (e.g., HVAC, electrical, plumbing) and proficiency with asset management software.
+ Problem-solving abilities, attention to detail, and a focus on sustainability
+ Bachelor's Degree (technical)
+ In-depth knowledge of, proficiency in, and 2 years proven user/system administrator experience in the use of CMMS or similar.
+ Decisions made with detailed understanding of procedures, company policies, and business practices to achieve general results. Responsible for setting work unit and/or project timelines.
+ English language - C1 level
